While damage can certainly cause leaking in commercial roofs as well, there could be some other causes of frequent roof leaks on your commercial property. Here are some of the most common causes of roof leaks on commercial buildings.
Poor or no drainage
When your commercial roof was first installed, the contractors should have considered adequate drainage of the roof. Your roof is going to get a lot of water, especially during the rainy season. To eliminate leaks and expensive repairs, drainage systems must be installed. If your original contractor didn’t do their job properly or if the drain has become worn or damaged, it could cause leaks.
Roof flashing issues
Flashing is made up of pieces of metal that are installed at conjoining spots in the roof, especially around chimneys and other roof features. If the flashing is not installed properly or if it becomes dislodged or damaged, it could cause leaks without real roof damage being present.
Damaged or worn membrane
There is a roof membrane that provides a waterproof layer under the main roofing materials. This membrane is important for protecting your building from leaks, even if some minor damage is present. However, if the membrane is penetrated or if it becomes otherwise damaged, you’ll need to replace it to stop the leaks. The membrane also wears out and needs to be replaced about every 20 years.
